Deciding to build a new home is very exciting but it can also be scary and overwhelming. At Urban Building Solutions, we have been building custom homes and successful partnerships with our clients for years in the Triangle. We asked some of our recent clients what they thought was important to think about before you start your build and we turned it into a list of the top nine things to know before you jump into new construction. 1. Think about the numbers first.

Before you start building a new home, make sure you can afford it. This may seem like an obvious one, but keep in mind that things may come up during the build and you want to make sure you are able to see it through to the end.

2. Design your home for your future.

You may be single right now, you may be married with one child, but things can change quickly. When you are designing your home, try to think about what you hope your future will look like and make sure you give yourself some room to grow.

3. Talk with your builder about the functionality of the floor plan.

On paper, it may look one way but in real life it may be different. It is important to start thinking about where the furniture will go and how you plan to use a space early on in the building. Communicate these ideas with your builder so they can understand your expectations.

4. Don’t forget about storage.

Planning out storage space is not that fun. We know you want to talk about kitchen islands and bathroom finishes but one thing we have found is everyone ends up needing and wishing for more storage space.

5. Build with resale in mind.

You may love a lime green backsplash in the kitchen but it may be best to keep some things neutral in case you decide to sell the home in the future.

6. Check your builder’s reputation and ask for a referral.

There are lots of builders in the Triangle but it is important to find the one that is perfect for you. Whether you search online or seek out information from a friend, do your research. It is also a good idea to ask your builder for a referral or someone you could talk to that they have done work for.

7. Don’t forget the little details.

Look up, look down, look all around. There are lots of little details you will need to make decisions about including flooring, ceiling design, doorknobs, cabinet knobs, tile. One benefit of having an experienced builder is they will be able to give you ideas and help you find the best prices.

8. Finish the house before you move in.

You may think if you move in you can complete little projects while you are living there but in the end, those projects end up getting pushed aside and taking longer. Get everything done you would like done while the contractors are there.

9. Enjoy the process.

Building a new home should be fun! There are going to be stressful times, but there will be a lot more days of excitement and fun as you watch your dream home come to life!
